THE LETTING PROCESS

Whether your property is tenanted or vacant, we work tirelessly to keep any vacancy to a minimum.

We ensure your property is marketed to the highest of standards, promoting your properties strengths, and only use the best professional photographs.
We conduct regular open homes as well as private inspections, and ensure every tenant enquiry is responded to in a timely manner. After passing our
thorough tenant screening process, we then will facilitate the moving in of your tenants. If the property is already tenanted, we seek lease renewal instructions from our owners at least 2 months prior to the lease expiring to allow enough to time to either offer a lease renewal to the tenants or to provide adequate
notice and time to find a new tenant.

MOVING IN

When a quality tenant is selected for your property, we ensure all relevant forms are completed such as a Residential Tenancy Agreement, Bond Lodgement Form and any applicable annexures.

A highly detailed Entry Condition Report with supporting photographic evidence of your property condition is also completed before they move in. This report is then provided to the tenants to allow them the opportunity to agree with or advise of any amendments, with our confirmation.

Copies of all these supporting documents are kept on file and are also provided to you at the commencement of the tenancy for your records.

If there are any pre-letting requirements that have not yet been actioned prior to the tenants moving in, such as freshen up cleans and yard mows, smoke alarm and blind compliance checks, pool safety inspections etc, we can arrange this on your behalf.

PROPERTY ASSESSMENT INSPECTIONS

We believe that regular property assessment inspections are the most vital part to managing your property.

Regular inspections allow us to build a good relationship with the tenants as this is a time where we can visit the property to ensure they have settled in and to check that it’s being well looked after.

Our reports are highly detailed and include photographs of the inspection and outline any maintenance concerns. Should there be any issues that the tenants need to rectify, we discuss this with the tenants after the inspection, rather than waiting for them to vacate the home.

During this time, we may also look for ways to value add to your property to ensure that you are getting the most rent for your property.

MAINTENANCE AND COMPLIANCE

A Lack of attending to maintenance on your property can not only hinder the rent-ability and capitalgrowth of your investment, but can also leave yourself liable to a potential injury claim if the property is not safe.

We encourage our tenants to report all maintenance to us as soon as it is found to allow for prompt action and to reduce the chances of a small repair becoming a large and costly one. We keep ourselves current with legislative changes and training, and adhere to the Residential Tenancies and Rooming Accommodation Act. All of our tradespeople are fully insured and licenced.

MOVING OUT

When the tenant advises their intentions to vacate your property, we will confirm your instructions regarding re-advertising the property for rent and will ensure an up-to-date market valuation is provided for you to make an informed decision.

Upon the tenant vacating the property, we conduct a final inspection and exit condition report, which we compare to the original entry condition report.

The property must be returned in the same condition as near to the original report (apart from reasonable wear and tear), by taking into consideration the length of the tenancy, age of the property, the number of occupants and the maintenance completed throughout the duration of the tenancy.

YOUR FINANCES

We pride ourselves on delivering your rent money on time, and this begins with good tenant selection and educating the tenants at lease sign up and property handover.

We offer multiple payment options for our tenants and clearly outline payment due dates. Should the tenants not pay their rent on time and fall into arrears, our strict and structured
arrears management process is checked and actioned daily, and the tenants will receive SMS’s, calls and emails. If the rent arrears continue, we will contact you to seek confirmation of instructions and will issue the appropriate notice if required.

Funds are disbursed into your nominated account up to twice monthly, on the 1st and 15th of each month, or closest working day thereafter. A statement will be provided to you at each disbursement as well as an End of Financial Year statement to assist you in completing your taxation.

Upon your request, we can also manage your additional outgoings such as;
