When you think of a real estate agent, you might just think it’s their job to sell your home or sell you a home. While we do help people buy, sell and rent property, our job doesn’t end there. When you rely on your real estate agent for so much, you need to make sure you choose the right person to help you with your property. At Spectrum Estate Agents, we believe people need to select realty agencies that aligns with their needs and values perfectly, and there are a few things you can do to make sure you choose the right property agent to represent you.

Do Your Homework

If you want to pick the best possible renting agent for you and your property, you’re not going to be able to close your eyes and choose at random. You’re going to need to do a little bit of research.

  • Do they know your area? Whether you’re buying, selling or renting, you’ll want to choose a real estate agency that knows the suburb and area like the backs of their hands.   • Go and see potential agents at work. Make a shortlist of potential agents and then go to their open houses and auctions undercover. It’s the perfect opportunity to see how they treat buyers and tenants, and you’ll learn whether their personal brand is right for selling or renting out your home.
  • Check their recent sales. Have a browse through your potential agent’s recent sales to see if they’ve handled any properties similar to yours. Look to see what prices they’re selling for and check out what kind of marketing strategies they’re using.
  • What is everyone else saying about them? People only tend to leave reviews when they’re either really happy or really upset, so have a look and see what everyone is saying about them online.

Look For An Agency Whose Values Align With Your Own

You mightn’t think a renting agent’s values are that important; after all, they’re only there to help you buy,sell and rent property, right? Well, the more your agent’s values align with your own, the more confident you can be that your agent understands your wants, needs, and expectations.

  • Do they care about giving back? If helping others and community engagement are things you hold dear, you don’t want to enlist the help of a real estate agent who doesn’t care about giving back. Ask Us A Question Or Two… Or Ten

The right real estate agent will ask you a few questions to get an idea of what you want and what you expect, but you should have a list of questions prepared for us as well. Here are ten questions to ask any potential agent.

  • How long have you been in real estate? For some clients, experience is everything, and they only trust agents with decades of sales and service under their belts. However, while experience is an advantage, it’s not the be-all and end-all. You want to find an agent with the right balance between experience, results, and passion.
  • Why is the vendor selling? If you’re buying property, your agent should be able to tell you why their client is selling their property. If they can’t be honest with you, they’re either hiding something from you, or they genuinely don’t know enough about their client to tell you, both of which are very concerning.
  • Will you be handling the sale of my home personally? If you’ve found a highly sought-after agent with dozens of properties available for sale in the area, you may be wondering how they’re able to manage that much work. The short answer is, they don’t. Principal agents of franchise agencies often have their name attached to the sale, but they’ll have their junior agents handle inspections, listings, and marketing. If you want an experienced agent to handle your sale, choose a boutique agency.   • What types of properties have you sold lately? If you’re selling a gorgeous Queenslander in Jindalee, an agent who has experience selling apartments in New Farm might not be the right fit for you. Make sure your agent has relevant experience selling properties similar to your own.
  • How much do you think I can sell my house for? Okay, this one is a trick question. If your agent answers straight away with an estimate or figure… run. That person is going to tell you whatever they think you’ll want to hear. The right agent will say something along the lines of ‘That’s an excellent question, but it’s not one I can answer straight away. I can tell you how much similar properties in the area have sold for, but until I do an appraisal and a market analysis, I won’t have a definitive estimate for you’.
  • What can I do to improve my property and increase value? When your agent appraises your property, they should come up with a list of things you could do to improve the market value of your property. Don’t spend too much though; you want to get those expenses back in the sale!
  • How long will it take to sell my home? You want to enlist the help of an agent who can answer that question honestly. If the market is slow, it might take a few weeks (or months!) for your property to sell.   • What kind of buyer do you see purchasing my home? Real estate agents who know their areas well understand the types of people who live and buy property in that area. If your agent knows the demographics of people likely to purchase your home, they’ll know the right marketing strategies to reach those people.
  • Do you have a plan for property inspections? If you’re buying, your real estate agent should have a list of properties to show you that fit your criteria perfectly. They’ll arrange either open homes or private inspections, so you have plenty of opportunities to evaluate the property. If you’re selling, your agent should be able to provide you with a calendar outlining open homes, staging suggestions, and other helpful information to help you prepare for inspections.
  • How much commission do you charge? You need to understand how much commission your agent will take before agreeing to sell or buy through them. Commission rates vary from state to state, property to property, but the average is around 2-4%.
